In The Beginning

Together, we will determine the most competitive listing price for your home and complete the listing paperwork. Keep in mind, the agent doesn't set the price, the seller doesn't set the price - the market will set the price, or value, for your home.

With my guidance and that of a Home Stager as appropriate, you'll prepare your home for sale.

I will take measurements and note any special features of your home. I will also arrange for a photographer to take high definition pictures. With these in hand I will prepare feature sheets and marketing materials.

We will discuss showing procedures and you will confirm appropriate showing instructions, including hours and any special requirements.

Once everything has been completed, I will enter your data into the Multiple Listing Service (MLS) and other online systems. I'll arrange to have a 'For Sale' sign placed on your lawn and install a lockbox on your property.

While Your Home is Listed

I will review and share the showing feedback with you and answer any questions you may have regarding your listing, the market and the marketing of your home.

I will monitor and update you on the status of your competition. We'll both be prepared should there be a need to make any adjustments to ensure your property continues to be well positioned in the marketplace.

When an Offer is Received

Each offer will be presented and discussed with you. Inquiries will be made of potential buyers to determine whether they are pre-qualified so valuable time isn't wasted.

Based on your instruction, I will negotiate the details of your transaction with the other agent, ensuring you're aware of your options every step of the way.

I will work with the Buyer Agent to monitor the fulfillment of any conditions included in the offer and ensure timely delivery of documents to the appropriate parties.

Beyond the Sale

I can assist you with the purchase of a new home or lease as appropriate. I'm also happy to refer you to other great real estate related service providers (lawyer, moving companies, etc.

I'll provide an after sale and moving check-list. I'll do everything I can to make the sale of your home as smooth and stress­-free as possible.
